The Project:

 

Construction on Magnolia and Eustis Streets is scheduled to begin April 26, 2010 with an approximate completion prior to the Lake County Folk Festival in October 2010. Coordination with local businesses, maintenance of business access, and maintenance of traffic during construction are important components to a successful project in order to protect business activity during the construction period. Businesses in the affected area WILL REMAIN OPEN, with customers and general public having a convenient shopping experience while visiting the  downtown area.

 

Why:

 

The streets, while quaint, are a constrained shopping setting, with challenging one-way access, aging utilities, outmoded fixtures, limited ADA accommodations – and are not well set up for continued retail success or future infill / development. The conversion to two-way is seen as critically important to existing and future main street retailing, as well as ability to support future investment.

 

Project Scope:

 

The project runs along Magnolia Avenue from Bay Street to Grove Street and also includes Eustis Street from MacDonald Avenue to Orange Avenue. Also included, are improvements to McCullough Alley and the alley from Bay Street to Grove Street.  The scope of work includes replacement of existing water main and sanitary sewer line, roadway reconstruction, new curb and gutter work, drainage improvements, specialty paving, landscape and irrigation, lighting and electrical, and graphics / wayfinding signage.

Construction Update Meetings

There will be weekly construction update meetings held in Harper’s Alley on Thursdays at 9:00 am.  Representatives from the City and Anglin Construction will be on-hand to discuss the scheduling and upcoming work activities for the next two weeks.
